1st-3rd Quarter Real Estate Stats for the Winter Park, Granby and Grand Lake Areas - by Cliff Anderson
Click to see the 1st-3rd Quarter Real Estate Stats compared over the last 6 years. In this report, we examine the Winter Park Area (Winter Park, Fraser & Tabernash), the Granby Area (from Red Dirt Hill to Lake Granby) and the Grand Lake Area (Lake Granby to Grand Lake).
The number of Residential/Townhome/Duplex sales in Granby have gone up from 29 to 40, and the total sales volume has gone up 41%, while the average sales price is only up 3%. Winter Park Residential/Townhome/Duplex sales and about the same as last year, just down a little. Grand Lake Area Residential/Townhome/Duplex sales are about the same.
Condo sales in WP are down, but the average sales price is up a little. Grand Lake doesn’t have a ton of condo sales (they went from 10 in 2010 to 7 in 2011), but the total sale volume is down over 50% from last year and the average sales price is down to $144,400. The Granby Area condo sales stats have really been effected by the low priced/high amount of Silver Creek sales. While the number of sold condos in Granby has gone up from 39 last year to 106 this year, the average sales price is down from $205,225 in 2010 to $78,235 in 2011. However the total sales volume just went up slightly.
Vacant Land sales are down in both the Winter Park Area and Granby Area, but in the Grand Lake Area, the number of sale went up from 8 last year to 13 this year. And the average sales price in Grand Lake is up to $73,954 and total sales volume is up from $478,400 in 2010 to $961,401 in 2011.
