Seasons change, and so does the market
During the month of July 2022, Grand County saw 59 residential transactions totaling $52.6M in sales volume. Compared to July 2021, transactions were down by 50% and volume was down by 42%. YTD thru the end of July, land transactions dropped 42% from last year with a total of 165 sales in 2022. The luxury home market of $1.5 Million + sales are up just a little from 36 to 40 from January thru July 2022 compared to the same time last year. In July 2022, there were 508 active listings in Grand County, of which 325 were residential and 183 were land. This is a slight 3% increase in inventory compared to last July – which was 493 total active properties for sale, 297 residential and 196 vacant land. The trend since February 2022 has been an increase in inventory every month. We are still nowhere near the pre-pandemic inventory of 871 total active properties for sale in 2019 – 488 residential and 383 land.
