2011 Year End Real Estate Market Snapshot 
 

In this report, we examine the Winter Park Area (Winter Park, Fraser & Tabernash), the Granby Area (from Red Dirt Hill to Lake Granby) and the Grand Lake Area (Lake Granby to Grand Lake) over the last 6 years.

Take a look at the Annual Sales Comparison for the Winter Park, Granby and Grand Lake Areas.   As you can see not much has changed from last year in the Winter Park Area - prices are about the same, as well as the amount of homes sold.  The only big difference is that the total volume is down.  Granby Area Residential sales are showing this same trend, but condo sales are quite different.  There were 91 sales at the Inn at Silver Creek Condo Complex (average sales price of $27,060) that brought down the average sales price, while increasing the number of condos sold. 

In the Grand Lake Area there are some interesting things going on - while the average sales price of residential homes is $324,034, the median sales price is $221,500.  This means that there are some higher priced sales that are driving up the average.  As for the condo sales in Grand Lake, there are typically not a lot of them, so while the differences from year to year may be large, you have to take into account that there were only 9 sales in 2011 compared to the 11 sales in 2010.   So basically, any change gets magnified.
