I just ran the Year-to-Date marketing information compared to the same time last year and wanted to share a few interesting things with you on the Grand County Real Estate front.
We've had 145 new listings in our area in since April 1st, 2012. This time of year there are a lot of listings that hit the market for the busier summer/fall season.
While the total number of active listings are about the same as last year (only down 7%), the number of new listings since January 1st are down 16%.Grand County Real Estate average sold price for a single family home remains about the same, but in the Winter Park Area the average sold price is up 17% to $632,525 and down 26% in the Granby Area to $260,972. While the average sales price of a single family home in the Winter Park Area is up, the overall volume and homes sold remains pretty flat or slightly down.
Townhomes in the Winter Park Area compare very well to last year, which is encouraging.
The average sold price for a condo in the Winter Park Area is down 28% to $196,914 and down 15% in the Granby Area to $82,157. And while condo sold volume and sold price are both down, the number of units sold is up. This indicates that there are still good deals amidst the extensive inventory.
