The 3rd quarter has come to a close andhere is wherewe stand... The average sale prices as well as the number of residential sales are up in the Winter Park Area. We are looking at a 26% increase in number and the average sales price is sitting at $485,714. Condo sales are also up 19%, but the average sales price is down 16% to $203,951. Vacant land is up in both number of sales (26) and average sales price $201,154 up about $40,000. The Granby Area number of sales are also up from the first 3 quarters of last year, but the average sales price is down a little to $292,065. As expected, the number of condo sales are down from last year and the average sales price is back up to $109,872 (if you remember, there were a bunch of low priced sales at Silvercreek that really skewed the numbers last year). Vacant land has seen some low priced sales that have dropped the average sales price to $37,038 for the 21 sales in the first 9 months of this year. Grand Lake residential sales are up a little with the average sales price at $305,501. This time last year the average sales price was $272,147. There are not a ton of condos in Grand Lake, so it is pretty normal that the number of sales is in the first three quarters are only 7. The average condo sales price is down a little to $138,636 while vacant land sales remain almost the same as last year with any average price of $67,308.
