The Annual Real Estate Sales Stats are now available. There are some Real Estate Sales trends emerging that are encouraging for the Grand County Area. The number of residential (single family, duplex, townhome) sales are up in all areas (Winter Park, Granby and Grand Lake), but the average sales price is only slightly up in Winter Park and Grand Lake. Condo sales in the Winter Park Area (WPA) are up and have been trending up for four years now. WPA sales volume remains flat and the average sold price has been trending down since 2009. Condo sales in the Granby Area (GA) are down from last year, but last year there were more than average number of sales due to the Inn at Silvercreek sales. These sales last year also reduced the average sales price, so of course the average sales price in 2012 is up from 2011. The total sold volume has been about the same since 2008 for the GA. Grand Lake Area (GLA) does not have a lot of condos, but one things to mention is that the average sales price there has been drifting downward since 2010. Vacant Real Estate Sales in 2012 have surprised us. The number of sales in the WPA & GA are actually up! The average sales price in the WPA is also up to $180,568 in 2012. The GA average sales price in 2012 dropped by about half to $37,965 - there were a lot of low priced lots in Innsbruck-Val Moritz and Grand Elk neighborhoods that drove this number down. GLA land sales were about the same as last year, with the average price and total sales volume down a little.
