Market Update - by Lisa Leclair Waldorf

Our 2013 third quarter stats have been published giving us a deeper insight into the Grand County micro markets. The number of sales in the greater Granby area is up 40% over this time last year and the dollar volume is up 74%! While this doesnt mean appreciation in sales prices, the average sales price did jump from $293K to $355K. New construction at Granby Ranch, especially the homes built by Village Homes, have had huge success in the past several months. Congrats on building a popular product!

The Winter Park single family home market is fairly flat with only 2 fewer properties sold compared to Nov 2012. The average sales price has dropped by 8% which isnt super significant in our minds...we still consider that flat status. The amount of homes on the market is down by 5%.

Vacant land sales volume in all of Grand County is up 78%. This is wonderful news that people are ready to build which is good for everyone...economically speaking.

We will compile all of 2013 statistics in our 3rd annual book of statistics in January 2014. Stop by for a copy or call us and well mail you one.

We are thankful for good market stats, good neighbors and a magical place to call home. Happy Thanksgivingmonth. We are grateful to know you.
