People always ask me "how's the Grand County Real Estate market?" So here's my response... The Grand CountyReal Estate has been looking up. The Winter Park Area (Winter Park, Fraser & Tabernash) has shown improvements over the last 6 months compared to the same time last year. In 2014 (from April to Sept) there were 229 sales - including Single Family, TH, Duplex, Condos and Vacant Land. In 2013, there were only 178 sales during this time period. So, that is good news that activity levels are picking up. However, we are not really seeing a lot of change in sales prices. Hopefully, Grand County Real Estate will see that change in 2015. So, in Sept 2014, we had 19.91 months of inventory.... so we had more of a seller's market last month, and the last 6 months was basically a seller's market. If you are trying to sell you home right now and you don't feelthe same way... maybe you are priced too high, maybe your property doesn't have as nice of a location as other comparable properties, maybe there are still some "distressed" sellers near you that are bringing down prices, maybe your property isn't as nice as others out there.... there are a lot of possibilities and if you are trying to sell your property, it may be worth a second look to try and figure it out. Every seller has different circumstances and different choices to make, there isn't an easy answer. Here is a link to the market report for the last 24 months.This link is valid until 11/19/2014.
