September Real Estate Market Summary

Happy mid September!! If you're in the mountains, you've had the pleasure of having frost on your decks and watching the aspens change color quickly. If you're not in the mountains but love this time of year, it's time to hurry up and make a trip to see the golden colors before they are gone!

While we feel the seasonal transition each year, we have not experienced a slow down in the real estate market between summer and fall. The third and fourth quarters are typically when the majority of our sales occur in Grand County for the year so we're gearing up for an end of the year buying and selling extravaganza!

Inventory remains lower in most sectors of our market. Condo inventory is down 12% from this same time last year so if you're thinking of selling, now is a great time for a quick sale at a better price than years past. The average sales price of condos in the Winter Park area is up 10% from 206K in 2014 to 229K in 2015.

Townhome inventory is down 17% vs this same time last year in the WP area. Interestingly though, total sales volume is down as is the average sales price from 392K to 352K.

Granby area home sales have remained flat again this year but condo unit sales in the Granby area have jumped 67%!

Equally, if not more impressive, are the sales in Grand Lake this summer. The number of homes sold in the Grand Lake area have increased 30% with sales volume up 54%! Condo sold units AND volume are up more than 120%. Vacant land was also in higher demand with a sold volume of $371K in 2014 YTD compared to $1.3M in 2015. The good news for buyers though....inventory is slightly up from 2014 so prices shouldn't be going through the roof quite yet.

This fall season is unpredictable but it's always my favorite time of year. There is still plenty of great mountain biking on crunchy leaf trails, hiking in Rocky Mountain National Park is quieter with more wildlife than guests and the traffic that we had this summer has lessened. If you like all these aspects of mountain living, don't let another weekend go by without a visit.
