Grand County Real Estate Market Update August 2025

Just because school has started doesn’t mean summer is over!  We have plenty of dog days ahead of us before the 4 letter word (hint: it starts with an S) pays us our first visit….even though we love that frozen, liquid gold that falls from the sky. The ski area summer activities will continue, 7 days a week, through Sept with probable extended mountain bike riding after that. Rocky Mtn National Park is super popular this time of year as the elk start their bugling and migrating. The waters in the lakes region will be as warm as they are going to get in 2025 so don’t deflate those paddle boards yet! While recent temperatures have been very hot and dry in Grand County, we’ve been blessed with some cooler days and rain showers over the past few days, which is a relief.

The real estate market hasn’t been as hot as the thermometer readings this summer BUT there are glimmers of hot and cool spots in our current market. According to the National Association of Realtors statisticians, the only sector of the country with increased buyer demand in 2025 over 2024 has been the Northeast. While numbers aren’t shockingly down in the West, the increased inventory, elevated interest rates and conservative buyer profiles define the current market.

Here are some Grand County high and low lights: Single Family Home market sales are up in all areas:  Granby, Grand Lake, Hot Sulphur and Winter Park. Most significantly, Winter Park Area (WPA) sales volume is up 26% and Granby Area is up 15%. The average sales price has jumped slightly while the median sales price has remained flat. The Condo market is down considerably in WPA, Granby and Grand Lake in terms of units sold and overall sales volume. If you are shopping, now is a great time to buy a condo for ski season as many Sellers are feeling a bit more motivated. Townhomes in the WPA are flat over last year with almost identical sales volume.

The Granby Area total sales dollars are down 30%. Vacant land is always a wild card and so far- the WPA and Kremmling Area sales volume is up significantly - although units sold in the WPA is down- we sold some high dollar land in eastern Grand County so far this year.

Some advice for all Sellers and property owners in this current market who may want to sell in the next 12 months - Get your property in tip-top shape for listing! Buyers are very particular right now when it comes to their inspections regardless of whether they are getting a “good deal” or not. Get your systems checked and serviced by professionals i.e, heating, plumbing, roof work, septic systems, etc. Make sure your exterior decks and siding are stained, painted and/or power washed. Cut any hazard trees and trim overgrown weeds or grasses. Have your chimney cleaned if you have a wood stove or fireplace. Any other safety hazards you may have been living with like a crooked step or loose railing  - fix them. We promise you that the cleaner the inspection, the easier the sale and less negotiating you’ll have to do mid-contract (and it should help reduce days on market as well).
