Grand County 2025 Year-End Market Report:
Happy 2026! While we are all doing our best "snow dances" and wishing for a true El Nina shift in the weather pattern, the 2025 real estate data is officially in. The snow is taking its time to arrive this year while the real estate market also had its waves of activity that were less predictable than years past.
As usual, it’s best to break down activity by town or area given our more rural landscape vs a metro/urban setting with exponentially greater data:
Town by Town Highlights
While the county-wide stats are impressive, here’s what happened in the different towns/areas:
- Winter Park: The Powerhouse Winter Park had a banner year, particularly in the Single Family and Townhome sectors. Single-family home sales volume surged by a staggering 91%, with the average price climbing to $2.83M. Townhomes weren't far behind, with the number of units sold nearly doubling from 26 in 2024 to 50 in 2025.
Cooler for Sellers:
Older condominiums - especially those with high HOA dues - felt the most pressure in 2025. These properties saw value softening and longer days on market, as buyers became more price-sensitive and selective about monthly carrying costs.Hotter for Buyers:
New construction is where buyers are finding real leverage right now. Many developers are offering significant incentives, including interest rate buy-downs, closing cost credits, and upgrade packages. This has made brand-new homes and townhomes an especially attractive option for buyers looking for value, predictability, and lower maintenance. - Granby: Steady Growth Granby continues to be a favorite for those looking for value and space. Single-family home sales were up 11% (108 units sold), and the average price rose to $1.13M. While the pace of land sales slowed slightly, Granby remains a core hub for both full-time residents and second-home owners.
- Fraser: Holding Firm Fraser remains a steady anchor. While the number of single-family sales dipped slightly (47 vs 53), the average price held firm at $1.6M. Fraser townhomes also remained a very active sector with 56 units sold. Many of these sales occurred in Rendezvous with new construction completions over the summer/fall.
- Tabernash: The Quiet Side Tabernash continues to attract those looking for a bit more space and serenity away from the hustle-bustle. The single-family market here remains strong, with values holding steady; the average sales price for a home in Tabernash ended the year at $1.47M. What is most interesting about this average is that the low sales price was $450,000 and the high sales price was $6,500,000! (The median sales price was just over 1.2M). Tabernash (aka unincorporated Grand County) remains the go-to spot for privacy, views, woodsy settings and a more central setting closer to all Grand County activities- not just WP ski resort.
- Grand Lake: Grand Lake saw a consistent year of activity. While the average single-family home price saw a slight adjustment of about 5% down to $888K, the demand for living near our great lakes region and the gateway to Rocky Mtn National Park keeps this market unique and resilient.
The Luxury Market ($1M+)
The luxury segment continues to be a major driver in sales. Transactions for residential properties over $1 million rose to 245, a 4% increase over 2024. Total volume in this category jumped 12% to over $435 million, showing that high-end buyers are still confident in Grand County as a long-term investment.
What’s the Takeaway?
The "basic point" is this: The market is no longer in the "frenzy" state of the post-pandemic years, but values are holding exceptionally well. Sellers are finding success when they price realistically for the current inventory levels, and buyers finally have some breathing room to actually evaluate options before making an offer.
