We’ve closed the books on ski season 2025/2026 and are hopeful that that we can make lemonade with the lemons we have gathered by having an early jump start to spring and summer activities in the mountains. Currently, golf courses, bike parks and trails, and music offerings are slated to open or begin earlier than most years which is something fun and unusual during a highly aberrant winter. Last month we mentioned how it was pre-listing season- and it still is. It's also time to do your spring maintenance, clean up your place from the winter winds and messes, change your smoke detector and CO batteries, sweep your chimneys, stain your deck when it warms up, etc etc etc. Whether you plan to sell your property now or never, it is immensely important to keep up on the day to day and seasonal maintenance before it becomes a colossally expensive feat. We trust that you don’t need the lecture. You can always find resources from our long standing list of industry friends and associates in various trades. Do you STR? Are you an STR-user? Would you like to be in an LTR with an STR (long term relationship with a short term rental)? Vacation rentals have become uber-competitive and while marketing is a key factor in presenting your property in a sea of similar properties, it is critical that you create the best experience possible if you want the highest occupancy rate and best overall guest rating. The competition these days is fierce with new inventory so make sure you are curating a unique, experience-focused, fresh getaway if you want to be most relevant and maximize your income potential in a stabilized marketplace. One more note about STRs…know the rules, play by the rules and understand that rules sometime change. Often HOAs have annual meetings in the spring and summer. This doesn’t always relate to STR changes but can mean shifts in financial needs or capital calls for improvements (aka special assessments), or HOA dues changes (increase or decrease) or projects may begin that could affect your list or a guests’ experience so its important to stay in the loop - as much as you may prefer to just play in the woods or on the lake - we don't blame you one bit!
Lastly- we would like to continue to toot our REWP sales horn. In the past 30 days, REWP agents represented the buyer and seller for a 2.8M sale adjacent in Wright Subdivision (along GCR 5221 in Tabernash) for a total of 43 days on market. We represented a buyer and seller in Sunset Ridge for a newer construction home that had multiple offers with a sale price of 1.9M for a sum of 33 days on market. And one of our agents closed one of the highest-priced, largest by square footage Zephyr Mountain Lodge condos at 1.44M and that was on the market a total of 32 days start to finish. Go team!!
