Real Estate of Winter Park May 2026 Market Report

Campers and boats and bikes OH MY! That was the sight rolling down Highway 40 last weekend- the official kick off to summer. It was a busy Memorial weekend with festivities from Winter Park to Grand Lake to Kremmling and we’ve only just begun the fun in the sun in Grand County! And while we love that summer sun, we are happy to report that May has brought some moisture that has been a blessing from the El Niño gods!

Unlike the unpredictable weather, we’ve been forecasting a heavy spring listing season and our crystal ball is proving to be accurate. In the past week, 80 new listings have hit the Grand County MLS. Of those 80, 6 have gone under contract: 2 Beaver Village condos and 4 homes in the greater Granby area. This is nothing shocking to any of us but shows a typical spring with an increased load of inventory possibly signaling a more balanced market providing great options for buyers to choose from.

Year to date, most sectors of the market are down in sales volume with a few exceptions. However, our market is not large enough in scale to have concerns or excitement because a handful of sales can flip the stats significantly. The improved market sectors (by volume) year over year are Granby area condo and single family home sales and Grand Lake home sales. Interest rates aren’t expected to do much of anything drastic this summer as they are very much tied to inflation and other economic factors we can drone on about, but we’ll save it.

The market moves in waves and is cyclical so now is as good of a time as any if you’re thinking of buying in order to make sure you don’t miss the “low” point in the cycle. After over a decade of sending you these market reports, we have NEVER succumbed to AI to generate these narratives. Authenticity is very much Grand County and who we are at Real Estate of Winter Park. Perhaps these market reports would be more informative, interesting, easier to read but we’re too stubborn to use someone else’s work to provide local knowledge we have and share with folks everyday. That said….its sometimes fun to ask ChatGPT questions. The strongest overall momentum appears to be in: Winter Park, Breckenridge, Steamboat Springs,Telluride, Aspen. So there is that.
