Remember when you would have to wait until the end of summer to shop the “Back to School Sales” or those “Labor Day Sales?” And if you missed out….you missed out and had to wait until Black Friday? Maybe you’re too young and don’t recall those days when you had to scurry to shop during a very short window to feel like you got a good deal! Not anymore. There are Amazon Prime days. There are overstock days. Every day there is a sale you don’t want to miss because there are only 35 days left until its over!! (OK…maybe that’s hyperbole but you get what we’re sayin’)! The same holds true for the real estate market. We often get the question,
“When is the best time to buy in Winter Park?” Or
“When will prices come down and sellers will be more motivated in Grand Lake?” Or
“When should we list our condo?”
Just like you, we have no crystal ball. But we can attest that there are “sales” happening round the clock these days unlike ever before. Whether its the “Deal of the Century” or just a smart investment you won’t ever regret, buying and selling is dynamic and happening year-round with less timeline predictability than ever before. There are properties selling in short stints on the market with multiple offers and some that are sitting longer than anyone would anticipate for no logical reason.
On to the statistics- they haven’t changed much over the past month in terms of the HOT markets maintaining their strength. Grand Lake single family homes top out as the winner with unit sales up over 25% and sales volume up 31% according to the GCAR MLS. Granby condo unit sales up 36% and overall sales dollars up 28%. Winter Park area condo sales are starting to catch up to this time last year as are townhomes but otherwise, single family home sales still lag and vacant land sales are down in every town and in unincorporated Grand County.
So there is your potential “Back to School Special” tip - look at some land, perhaps? However there are pockets of other motivated sellers so just ask us about those if you have the investment bug.
