Six years ago last week, the East Troublesome Fire ravaged nearly 200K acres and decimated private property in Grand County until it was fortuitously and permanently squashed by Mother Nature’s first snow of the season after several days of efforts by local, state and federal firefighters and emergency teams. We hope and pray we’ve made it through the driest summer of record in Grand County without any major fire catastrophes. But before we do, we’d like to have a little more snow and frost cover each morning when we wake up.
Back to the Troublesome Fire- many property owners who experienced loss have since rebuilt. We see the efforts and their tenacity and it's amazing to witness. Some folks have moved on and sold or opted not to rebuild - whether they felt unable or unwilling to face the challenges of recreating a world that isn’t what they had before - either decision carries with it tremendous emotion, thought and planning. The burn scars of the massive fire are still present, but there is incredible beauty that sprouted through the ashes - human or nature created. The resilience of this Grand County and its residents is simply astonishing, magical and uplifting!
Now how is this a market report you ask? 'Resilient' is an apt adjective for many folks who live here in Grand County. Desirability of this lifestyle never seems to ebb even when it’s 20 below on a frosty January morning. Grand County is still THE most attainable and affordable and wonderful place to live in the Colorado high country. The sales data and statistics are still on the same trajectory as those we’ve shared throughout 2026, without any errant spikes or dips. We are in a balanced market with days on market averages often exceeding 120 days but niche or residential product that has been maintained superbly and is priced appropriately often sells in a 30-45 day range (or less). Increase in single family sales volume continues to shine in Granby and Grand Lake markets vs 2025. Now this doesn’t mean that properties are flying off the shelf, but we are experiencing a stronger sales market than we did a year ago. It's still taking the right buyer, right pricing and just a little more time on-market.
If you are sitting the fence as a buyer and considering getting in before ski season, but are hesitating about the interest rates - don’t let the hype deter you. We work with some of the best lenders out there who have varied and incredible product(s). When the lending market gets tough, the best lenders and institutions get creative. There are more products than just Buy Downs out there (although they are still great options toward a lower rate) and we are learning about them daily. Give us a call and we’ll lead you to some of our friends in the industry that can share their expertise on which loan product might be best for you. Don’t be scared…you can take your ghosts and goblins down after Saturday, turn your clocks back and do your gobble gobble snow dance!
